1. Policy Overview
Welcome Insurance Services ("we," "us," or "our") facilitates access to renter's insurance policies designed to meet property requirement standards. These terms govern your use of our insurance enrollment and management platform.
2. Coverage Description
Policies purchased through Welcome typically include:
- Personal Property Coverage: Protects your belongings against covered perils (fire, theft, vandalism, etc.).
- Liability Coverage: Protects you against claims for bodily injury or property damage you inadvertently cause to others.
- Loss of Use: Helps cover additional living expenses if your rental becomes uninhabitable due to a covered loss.
Specific coverage limits and exclusions are detailed in your individual policy documents.
3. Enrollment and Effective Date
Coverage begins on the "Effective Date" selected during enrollment, provided that the initial premium payment has been successfully processed. It is your responsibility to select an Effective Date that aligns with your lease requirements.
4. Payments and Billing
Premiums may be billed:
- Monthly: Charged to your payment method on file each month.
- Annually: Charged as a lump sum for the 12-month policy term.
Failure to pay premiums may result in policy cancellation and a notification being sent to your property manager regarding a lapse in required coverage.
5. Claims Process
To file a claim:
- Contact the insurance carrier directly using the number on your policy declarations page.
- Submit any required police reports or documentation of the loss.
- Cooperate fully with the claims adjuster.
Welcome acts as an administrator and cannot approve or deny claims; all claims decisions are made solely by the insurance carrier.
6. Cancellations and Refunds
You may cancel your policy at any time.
- If you verify alternative coverage meeting property requirements, you may be eligible for a pro-rated refund of unused premiums.
- Cancellation without proof of alternative coverage may constitute a lease violation.
